Renovation of 1960’s garden-style apartments to affordable housing units.  Project included 90-units in five 3-story buildings with the conversion of 4 ground-floor units for handicapped accessibility, and the addition of an elevator to allow conversion of basement space to an accessible on-site management office and laundry room.  Services provided covered initial assessment through construction-phase services.

Prototype for multi-unit timeshare development at championship golf resort.  Initial concepts of two- and three-story buildings containing 4-12 units progressed through design development to eventual construction and operation. 

Construction monitoring for 30-unit senior housing project in rural community. Project encompassed 32,000 s.f. in a three-story wood-framed building on a two-acre site with a $4.56M development budget.

Due diligence for purchase of a multi-state portfolio of affordable multi-family rental units involving evaluation of existing conditions, physical needs and capital improvement investment for both HUD and conventional financing.

Renovation of 139 affordable housing units in an 80-building scattered site project in Baltimore City, MD.  Project includes multiple local, State and National Historic districts and various public funding entities.  Project design includes 7 units for physically disabled tenants, 3 units for hearing / visual impaired tenants, and an accessible leasing office.  Unit mix includes both single-family and multi-family buildings, from one to four bedrooms.  Services provided covered initial assessment through construction-phase services. 

Resort timeshare development in environmentally- and scenically-sensitive location.  Project included over 100 units in four separate buildings and a few individual cottages.  Agency interaction included local scenic resource preservation criteria and CEQA impacts.

Pre-construction review for new construction of 38,000 s.f. four-story, 38 unit, senior residential building with adult daycare. Site improvements to the half-acre site included grade-level parking and stormwater management for this $10M inner-city project.

Interior, exterior and site renovations to 72-unit garden-style apartment complex in inner-city to provide affordable housing.  Project involved creating a cohesive image for six 3 story buildings facing two streets.  Project included accessibility upgrades to include a central management office, added community spaces and 4 rental units.

Development of neighborhood planning guidelines for vibrant downtown district.  Research into demographics, historic patterns of growth, current needs within community, among other data, informed final document which serves as guideline for local planning staff when evaluating potential development applications or funding needs.
